 I have it on good authority – FROM  YOU THE INDUSTRY – that these deals are out there! Little Rock doesn’t present a “wow!” front. We are here to do a  job, and can provide references that prove it. I have a significant supply of private bridging funds available for non-code residential houses and strata units in sensible locations! I am told that there are numerous deals of this type not being funded by Tier 1 or Tier 2 financiers (or where significant pressure is being generated by those financiers to be rid of them); that even where the banks or institutions say “yes”, it can take up to three months to do so and settle a deal.

It is our specialty! Yet things are quiet. Why? I don’t know. I want them to be loud, so to speak. Tell me! Where there are a number or properties, (eg balance stock in a strata development), we can package to quite significant sums. I WANT DEALS THAT I CAN SETTLE QUICKLY AND WITH A MINIMUM  OF FUSS. We prefer a minimum of $200,000, and first mortgages, and not requiring valuationsfor properties of this type, can move without delay. First mortgages are preferred, though second mortgage funds are available. But I am “OVER” difficult deals, for instance where there may be some doubt as to the realistic current value of a property. Houses on large acreage blocks. Land banking. Larger commercial transactions which do require valuations and those valuations can vary so wildly that it is at times difficult to recognise that the valuers are talking about the same property.      

So give me some feedback. We are ready, willing and able to process without delay and anxious to settle. We don’t claim to be the least expensive (with pricing very  much depending on volume, urgency, gearing, location and nature of security), but are certainly at the lower end of “private” pricing, and do get the job done.
